A B&B lives or dies on twenty photographs and one line of review. We furnish three-room properties just as we furnish twelve-room properties, and we also take on the supply of a single room: a complete double room, from the bed to the bespoke wardrobe, starts at around 3,900 euros including design, delivery and installation. We design in-house and build through a chain of selected Italian workshops, so the figure you see in the quote is already the cost of what we will install in your room.

What’s included in a complete room
The configuration we deliver most often to a B&B is this: a 160×200 double bed with a slatted base and storage compartment, a wall-mounted upholstered headboard 110 or 120 centimetres high, two floating bedside tables, a bespoke two- or three-door wardrobe, a 110-centimetre console that doubles as a desk and dressing table, a mirror, an armchair, a wall-mounted luggage rack and two reading lamps. Above 18 square metres we almost always add an extra seat; below 14 we remove the console and extend the bedside table top.
The wardrobe is the item that moves the quote, not the bed. A three-door hinged wardrobe in melamine-faced board with a groove handle sits in one price band; the same wardrobe with sliding doors, internal lighting and a chest of drawers moves up a band without showing much in the photo. The three items that shift the budget of a small property are always the same, and on how much it costs to furnish a B&B the figures are worked out per typical room, not per square metre.
The furniture makes the photos, not the photographer
Anyone photographing a small room shoots at 24 millimetres, from the corner, with the bed on the diagonal. At that focal length a 180-centimetre headboard fills the frame and the room looks bigger than it is; a 140-centimetre headboard on a 160-centimetre bed leaves two strips of bare wall on either side and flattens everything. The same applies to height: below a metre the headboard disappears behind the pillows and all that’s left is the wall.
The other mistake you see in photo galleries is the lighting. 4000-kelvin spotlights turn light wood grey and bed linen green; at 2700 kelvin with a colour rendering index above 90, the same room shot on the same phone tells a different story. Then there are the lamp cables running down the wall, sockets halfway up and the air-conditioning pipe. A design done in advance hides them inside the bedside table or the headboard, where we run the power supply, USB-C sockets and the switch. If the B&B has a clear identity, it’s worth building the rooms around it instead of buying pieces that all look alike, and the styles that work in a B&B are few and recognisable.
Materials that stand up to a dragged suitcase
In a B&B the same room is cleaned every day by someone in a hurry and crossed by trolley cases weighing twenty kilos. It always gives way in the same places: the edge of the door near the handle and the plinth of the wardrobe.
That’s why we use 2-millimetre ABS edging bonded with polyurethane rather than the 0.4 edging that lifts at the first knock from a vacuum cleaner, plinths set back 5 centimetres, and rounded corners on the pieces that sit in the traffic path. Layered laminates and scratch-resistant melamine-faced boards withstand the alcohol and detergents actually used in a hospitality property, which a glossy varnish does not: after a year you see it turn patchy and dull. We choose upholstery fabrics rated above 30,000 Martindale cycles with removable covers, because red wine on the armchair always happens eventually. The joints on mass-produced furniture come apart after two seasons, and the difference between mass-produced furniture and contract furniture shows up in the third year, not on installation day.
What we make for a B&B
Complete room
Bed with storage or on legs, bespoke headboard in fabric or wood, bedside tables, wardrobe, desk area, seating, mirrors, decorative lighting and luggage rack. We also supply the single missing piece when a room is already half furnished.
Washbasin area and bathroom
Bespoke washbasin units with HPL, porcelain stoneware or Corian tops, water-resistant doors with sealed edging, backlit mirrors, shelves and towel rails. Measurements are taken after the tiles have been laid, with a tolerance of 5 millimetres per side on recesses.
Breakfast room
Tables with laminate or veneered tops, powder-coated metal bases, stackable or upholstered chairs, wall-mounted benches, refrigerated or ambient buffet units, crockery cupboards. In rooms under 25 square metres a perimeter bench pays off: it recovers two covers compared with freestanding tables.
Welcome area and small reception
Bespoke desk 90 or 110 centimetres high with a printer compartment and key drawer, an open cabinet for stored luggage, a coat stand and a waiting seat. Even in twenty square metres of entrance hall you can create a proper check-in point.
Terrace, garden, courtyard
Outdoor seating and small tables in powder-coated aluminium, teak or nautical rope, shade structures, planters. These are the photos that sell the property in spring.
Timing, which in a B&B matters more than price
From site survey to installation, eight weeks pass as a rule: an on-site survey or work from dimensioned drawings, a detailed design with elevations in five or six working days, one round of revisions, then confirmation. Production takes between four and six weeks depending on the finishes; installing a complete room takes half a day per team, and a six-room property is finished in two days.
If you’re opening in April you need to sign by January; if you’re opening in June you can leave it until March. If the property is still under construction, it’s worth fitting the furniture into the rest of the schedule, because opening a B&B in 2026 means lining up the SCIA notification, identification code and system testing with the installation date.
When the budget is what it is
You can still work well with a fixed sum, provided you decide where the bespoke element goes. The rule we apply: two bespoke pieces per room, usually the wardrobe and headboard, everything else from catalogue ranges with coordinated finishes. Standardising the rooms helps more than any discount, because a single finish across eight rooms cuts both production waste and installation time.
What we don’t recommend is cutting costs on the bed base and mattress, or on hinges and drawer runners: these are the parts that break first and have to be replaced while the property is open, with the guest still inside. Anyone looking for low-cost solutions almost always finds the same four routes, and where to find affordable B&B furniture makes clear which ones hold up and which cost more later.
Send us the floor plans, or even just the measurements taken with a tape measure and the number of rooms: you’ll get back a quote to furnish your B&B with a typical room, finishes and an installation date.
Frequently asked questions
Do you furnish just a single room?
Yes. We have no minimum number of rooms, and we also supply the single missing item, for example a bespoke wardrobe in a room that’s already furnished. Below a certain amount, delivery costs make up a larger share of the total, so it’s worth grouping the order if you’re planning to redo other rooms in the following months.
How much does it cost to furnish a turnkey B&B room?
A complete double room starts at around 3,900 euros, and in a richer configuration, with a sliding-door wardrobe, bespoke upholstery and decorative lighting, it reaches around 8,000. Almost all of that range comes down to the wardrobe, not the bed.
How long does it take for the furniture to arrive?
Eight weeks from the site survey to the finished room, four to six of which are production. Lacquered finishes or fabrics not held in stock add two or three weeks. If you have a fixed opening date, we start from that and work backwards.
Is bespoke furniture worth it in a small B&B?
In a room under 15 square metres, bespoke furniture recovers usable space that mass-produced pieces waste: a wardrobe that reaches the ceiling and uses a recess gives you two extra shelves without taking up a single centimetre of floor. In larger, regularly shaped rooms the advantage shrinks and it’s worth mixing in catalogue pieces.
Is installation included in the quote?
Yes, with our own teams working worldwide. The price includes delivery, installation, positioning and removal of packaging. If the property is already open, we organise the work room by room, leaving the others available to guests.
